Northgate Developments Ltd own 103ha located 10km north of Hamilton city on SH1 at Horotiu. The land is also traversed by the North Island main truck railway line. The land adjoins the proposed Te Rapa bypass to the south and the proposed Ngaruawahia bypass to the north.

Waikato District Council is presently working through a plan change to rezone the area from rural to industrial.

Industrial sections should be available early 2010.
